Canva Real Estate Video Templates vs an AI Video Generator

Canva's real estate video templates are fine for a quick promo or a "just listed" teaser, and they get expensive in time the moment you want a full listing tour. The template gives you slots. You still pick every photo, order every room, set up a separate version for each aspect ratio, and handle the music license for each exported video yourself. What Canva offers real estate agents for video in 2026

Canva's real estate video template gallery showed 447 templates when we checked it on 21 September 2026. The page pitches them as a way to "market your property listings in the best possible light," and the workflow it describes is the standard Canva one: upload your clips or photos, edit the text, add animation and music. Beat Sync, which cuts your scenes to the music, is labeled on that page as a Canva Pro feature.

Canva Pro is listed at US$144 a year for one person on Canva's pricing page, which works out to $12 a month on annual billing. Canva Business is US$250 a year per person. Pro unlocks premium templates, the resize tool, premium audio and social scheduling.

The bigger 2026 development is Canva Listings. HousingWire reported the launch on 2 February 2026: agents can pull live MLS data into brand-approved templates, with property details, photos and agent information filled in automatically, plus print fulfillment through Xpressdocs. Canva's own announcement describes it rolling out "to eligible customers" and talks about graphics and print materials. Neither source says which MLSs are connected, and neither mentions video. If your account has Canva Listings, it is a real time saver for flyers and postcards. For the listing video, you are still in the template editor.

What an AI listing video generator does with the same listing

The difference starts before any editing. With ShowcaseVideos.ai you paste a Zillow or Redfin listing URL and the photo set comes in scoped to that one property. That scoping matters more than it sounds. A Zillow detail page also carries thumbnails for around eight nearby homes and twenty similar homes on the same image CDN, and on one real page we measured 1,111 CDN image hits against 31 actual gallery photos. A tool that sweeps the page blindly puts other people's houses in your video.   • AI camera motion on hero shots. The strongest photos get real image-to-video motion, a dolly or push with parallax, rather than a flat zoom. On a full 30-photo listing the automatic pick is 12 hero shots, and you can add motion to more if you want it.
  • Virtual staging inside the render. An empty room can be staged as part of the same job, 1 credit per room, so there is no separate staging vendor and no second upload.
  • Address and price lower-third. Built into every render on every plan.
  • Music that fits the length. A library track is included in the base render, and an AI-composed original score is available that is written to the video's length so it ends with the final shot.

Where the time goes when you build a listing tour in a template

A template is a layout. Every decision that makes a listing video good is still a decision you make by hand. Next time you build one, count them.

Photo selection and room order

You download the listing photos, upload them to Canva, then decide which 10 or 15 go in, in what order, and in which slot. A template built for eight scenes does not know your listing has five bedrooms and a pool. Adding scenes means duplicating pages and re-timing transitions. Removing them leaves gaps in the animation. With a listing URL import, selection and ordering are the software's first job, and you review the result rather than assemble it.

One video per aspect ratio

Instagram Reels and TikTok want 9:16, YouTube and your listing page want 16:9, and the feed still likes 1:1. Our aspect ratio cheat sheet covers which platform wants what. In Canva, changing a design's size is a paid feature: Canva's help center lists resize for Pro, Business, Enterprise and similar paid plans. Even with resize, a vertical version of a layout built for widescreen should have its text and photo framing checked scene by scene before you post it.

Music licensing, one export at a time

This is the step that is easiest to skip, and Canva's terms are specific. Three things from Canva's own documentation:

  • Each design gets its own license. Canva's help center says "Each Canva design generates one audio license." To use the same track in another video, you copy the design and download the copy to generate a new license.
  • Content ID claims are a known issue. Canva's content ID help page says you might get a claim when you use premium audio in a video uploaded to YouTube, Facebook or Instagram, and recommends connecting your social account to Canva before downloading so the platform can see your license.
  • Popular Music is off limits for listing marketing. Canva's Popular Music License limits those recognizable songs to "personal, non-commercial or internal organisational purposes," and prohibits "sponsored social media posts" and "online ads." A listing video promoting a property you are paid to sell is commercial. Canva's regular Pro Music is allowed in online ads under its Content License Agreement, but not in TV, radio or podcast ads.

None of that makes Canva unsafe. It means the licensing is a step you own on every video, and picking the wrong tab in the audio panel puts a listing video outside the license. What each option costs per listing

Canva Pro at $144 a year looks cheaper than any listing video tool, and as a subscription it is. The real cost is your time on every listing, which the subscription price does not show.

The first video is free and does not ask for a card. It uses every photo in the listing, same as a paid video, with a small watermark. That is the fairest test available: run your next listing through both and compare the output and the time.

Where Canva still belongs in your marketing

Canva is excellent at what it was built for. Open house flyers, "just listed" and "just sold" graphics, postcards and quick branded social posts are faster there than anywhere else, and if your brokerage has Canva Listings, the MLS auto-fill makes those even quicker. A short text-and-photo teaser for Stories is also a reasonable Canva job.

Which should you use?

Use a simple test. Look at the last three months of your marketing and count how many were listing tours versus graphics or short promos.

  • Mostly listing tours: use an AI video generator for the tours. Pasting a listing URL replaces photo sorting, per-ratio rebuilds and per-video music licensing.
  • A mix: keep Canva for graphics and print, and move the tour itself to the generator.
  • Almost no listing tours, lots of graphics: Canva Pro covers you, and when a listing does need a tour, buy a top-up rather than a plan.
